  • Property Inventory check.

  • Signing of a lease and check in to the property.

  • Arrange for a BER and or a periodic electrical inspection to be completed if necessary.

  • Collect the first month’s rent and deposit.

  • Take meter reads and pass to new tenants to register with a utility company.

  • Arrange for future payments directly to the landlord.

  • We also offer weekend and evening viewings.

In addition to letting a property we also offer the option to manage the property on a daily basis to include all services within letting and in addition to the following:

  • Collection of the monthly rent.

  • First point of contact for tenants during the tenancy with regards to any issues that may arise 24/7 365 days of the year.

  • Transfer the rent less property management fees to the Landlord on a monthly or quarterly basis to suit each landlord.

  • Use of only fully insured and qualified tradesman to complete any work on your property.

  • Complete periodic inspections of all rental properties to ensure all properties are being well looked after by the tenants.

  • Prompt attention to any maintenance issues that may arise will be scheduled and repaired by our dedicated team of registered and insured engineers and decorators.

  • We take care of any rental increases due on a property.

  • End of tenancy, we look after all aspects of tenant check out and changeover including scheduling of any maintenance required closing reads for utilities.

  • Providing tenants with a check out list to ensure the property is fully cleaned prior to vacating.

  • Facilitate changeover of utility bills from outgoing to incoming new tenants.

  • Remarket the property.

  • Our aim is to minimize any period of changeover between old and new tenants.
